The sitting room leads through to the games room which opens out onto the garden. The games room includes a home cinema, complete with tiered seating, pool table and card table. There is a separate WC & doors lead to the rear of the property.

To the rear of the property is an L-shaped conservatory/atrium with double doors opening onto a decked terrace & stairs to the first floor.

From the courtyard you access two self-contained rooms: The Pen and The Rookery.

The Pen is a small, self-contained studio with en-suite shower room, king size bed, small kitchenette & dining facility.

The Rookery has quaint living space with double sofa bed, microwave, kettle, sink, king bedroom with en-suite shower room.
